Residential property prices rose by 5.5% year-on-year in July 2026, easing slightly from a 5.6% increase in June and marking the slowest annual growth since January 2024. Growth in house prices moderated to 3.7% from 3.9% in July, while apartment price inflation also slowed, to 6.8% from 7.0%.

By region, annual property price growth in Dublin decelerated to 4.4% from 4.6%, whereas prices outside the capital were unchanged at 6.4%. Within Dublin, Dún Laoghaire-Rathdown recorded the strongest annual growth at 6.0%, up from 4.9% a month earlier. In contrast, price growth in Dublin City eased to 2.3% from 3.8%.

Price levels continued to differ significantly across the country. Dún Laoghaire-Rathdown registered the highest median dwelling price at €668,411, while Longford recorded the lowest at €200,000.

On a monthly basis, residential property prices increased by 0.8% in August, accelerating from a 0.5% rise in the previous month and marking the largest monthly gain since September 2025.
